10 Tips to Sell Your Home Fast— From A Broker
While the market is always changing, we can count on some tried and true tips to help your home sell faster.
Here are a few of our top tips to ensure your home sells quickly.
1. Get the asking price right.
An asking price that is too high is the most obvious reason that a house doesn’t sell. The key is to work with your Realtor to evaluate recent sales and comparable listings, then price your home accordingly.
2. Think about curb appeal.
When a potential home buyer drives by or sees your home on the Internet, they see the outside of your home. It takes a split second for someone to form an opinion about your home, so make sure things like flower beds and paint look fresh and clean.
3. Minimize the clutter (and then do it again).
Oversized furniture, packed closets, and messy countertops make spaces look smaller and worry buyers that your home may not be large enough to accommodate their things. Store things away or if you have a lot – consider temporary storage.
4. Invest in a stager.
A few tweaks here and there can make a big impact. It might be worth a small investment toward a professional that can help make sure your home photographs and shows well.
5. Get great photography.
This responsibility rests with your Realtor, but it’s important enough to note. Quality photography can be make-or-break when everyone shops for homes online. Make sure your home presents well AND only work with a Realtor who insists on great real estate photos.
6. Make smart updates.
If every other comparable home has stainless steel appliances and yours doesn’t, that might hurt your chances of a quick sale. Consider how a few updates might really pay off in the end. Not sure which will have the biggest payoff? Ask your Realtor!
7. Be flexible for showings.
Sometimes you’ll be asked to show your home without much time to prepare. If you say no, you may be missing out on a sale. Remember that it’s just temporary and try your best to have your home always showing-ready. At the end of it all, it will only take one buyer to close the deal, and you never know which showing might be the one.
8. Don’t forget the small stuff.
Homes that are move-in ready do sell more quickly. Taking a look at things like wiping the baseboards, cleaning your carpets, and giving your home a fresh coat of paint can greatly reduce your time to sell.
9. Avoid having major repairs.
If your home needs something like a new roof, you’ll scare buyers – especially first-time buyers. While it’s costly, it can be even more expensive and add a lot of stress to handle major repairs before listing to avoid sitting on the market once you list.
10. Make it smell good.
Yes— something so simple is so big! Odors are a big turnoff for most people. Pets, cigarette smoke, and certain cooking smells can cause a home to just give people the ick and not sell. Make your home smell fresh, clean, and even neutral for a pleasant experience for every showing.
